What can we fix?
“My windows have condensation — what is it telling me?”
Condensation is the most misdiagnosed window problem there is, because the same word covers three different situations — and only one of them usually needs new windows. Where the moisture sits tells you everything.
The three kinds — and what each one means
- On the outside of the glass
- Counter-intuitively, this is good news. Modern glass keeps so much heat inside that the outer pane stays cold enough for dew to form on autumn mornings. It burns off by mid-morning and needs no fixing at all.
- Between the panes
- Fog or a milky bloom inside the sealed unit means the edge seal has failed and the unit is dead. No amount of wiping reaches it. If the frame is otherwise sound, this can be a glass swap rather than a new window — and units from the same batch tend to fail together, so one fogged pane is usually a preview.
- On the inside, in the room
- Water pooling on the sill inside means warm moist air is meeting a cold surface. That is partly a ventilation question — drying washing indoors, unvented kitchens and bathrooms, blocked trickle vents — and partly a glazing question, because old glass runs cold enough to condense on where a modern unit would not.
What we would do about it
For failed units in sound frames: a glass swap, honestly priced against the age of the window — there is a point where re-glazing a twenty-five-year-old frame with worn hardware is money thrown after bad, and we will show you where that line is on your house. For persistent inside condensation, replacement windows attack it twice: warm-edge A-rated units keep the inside pane above the dew point, and built-in trickle vents give the moisture a way out without opening a window in January. Black mould growing on reveals and sealant is the sign it has gone beyond a wiping-down problem.
What costs nothing to try first
If the condensation is inside the room and mild: keep lids on pans, run the extractor during and after showers, dry washing outdoors or in a vented room, open trickle vents if you have them, and leave a small gap behind furniture on outside walls. Some houses solve it entirely this way — and if yours does, you did not need us, which is exactly what we would rather you find out for free.
